Often overlooked by developers, proper land grading around your home is essential to ensure your foundations don’t crack, and your basements don’t fill up with water.
A properly graded landscape is one that slopes away from the foundation at a rate of about 6 inches per 10 feet. This is about a 5% slope and it’s adequate enough to ensure that rainfall and snowfall won’t flood your home. You will want to be careful not to increase the slope too much otherwise the water could flow over the soil faster than it can be absorbed.
The slope should point towards a drainage system or out into the landscape where the water can be absorbed. One way to help facilitate this is to install hardscaping that directs the water where you want it to go. As you do this, be sure that as you plan the direction of your waterflow that you are not pointing it towards a neighbors property.
